Signs I Need To Repair or Replace My Roof

The roof of your house is one of the most important parts of the structure. It protects you from the elements and keeps your family safe and dry. But like all parts of your house, it will eventually need to be repaired or replaced.

So how do you know when it’s time for roof repair or replacement? If you’re unsure when it’s time to repair or replace your roof, don’t worry – you’re not alone. This blog will help explain the key signs to look for so that you can make an informed decision about your roof.

Start Taking Action, The Signs Are Clear

Knowing when it’s time to take action may not seem as simple. There are many subtle signs that you might overlook when it’s time for roof services.

Roof Repair Signs:

If caught early on, the following types of roof damage typically only require roof repair instead of roof replacement:

  • Natural Damage: Fallen limbs, hail, or wind, are minor damages possible to repair. Repairing or replacing only a section may be a more affordable option when the roof is relatively new.
  • Leaks: Rubber, tar, and plastic are used in pipes and vents on modern roofs. These materials can deteriorate the roofing material quicker and often leak.
  • Installation Problems: Look for a lot of tar on the flashing. It’s usually an indication that your previous contractor did the work incorrectly, which can create significant issues.

Roof Replacement signs:

In some cases, damage to the roof is so severe that repair isn’t an option— replacement is the only way to go when these problems become apparent:

  • Age: Every 15 to 20 years, an asphalt shingle roof needs replacement. Knowing when yours is close to that age, yearly inspections are recommended to plan a replacement.
  • Sagging: Structural problems, like the sagging of roof deck plywood between rafters, can only be fixed by replacing the roof and decking boards.
  • Degeneration: Common indicators that a roof needs to be replaced include curling or shrinking shingles, an abundance of granules in the gutters, bare spots, blistering, and moss or algae growth.
